If you say Yes to all the below then you may qualify for 100% finance
Low Doc Commercial 100% Finance
Will be buying an owner occupied property up to $500.000. If above this see the 90% option
The commercial property is in or near a major metro area
Am self employed with ABN and registered for gst
Have been trading for 24 months
Lodge BAS every quarter. The turnover for the BAS is a minimum $300,000 per quarter. If below this, see the 80% option
There has been no changes in shareholding, directors, ownership in last 18 months
All parties are Australian citizens or have permanent residency
We use Xero, MYOB or Quickbooks
Have no outstanding tax
Have clean credit
If you say Yes to all the above then you may qualify for 100% finance
If you say No to any of the above then you may qualify for 90% finance
If you say Yes to all the below then you may qualify for 90% finance
Low Doc Commercial 90% Finance
HAS BEEN PAUSED DURING PANDEMIC
Will be buying an owner occupied property up to $1m.
Have 10% deposit and approx. 5% for stamp duty
Have found the property we want or have a good idea as to which one
The commercial property is in or near a major metro area
Am self employed with ABN and registered for gst
Have been trading for 24 months
Lodge BAS every quarter. The turnover for the BAS is a minimum $450,000 per quarter. If below this, see the 80% option
There has been no changes in shareholding, directors, ownership in last 18 months
All parties are Australian citizens or have permanent residency
We use Xero, MYOB or Quickbooks
Have no outstanding tax
Have clean credit
If you say Yes to all the above then you may qualify for 90% finance
If you say No to any of the above then you may qualify for 80% finance
Low Doc Commercial 80% Finance
Will be buying an owner occupied property up to $1m
Have 20% deposit and approx. 5% for stamp duty
Have found the property we want or have a good idea as to which one
The commercial property is in or near a major metro area
Am self employed with ABN and registered for gst
Have been trading for 24 months
Lodge BAS every quarter. Turnover to be assessed on a case by case basis
There has been no changes in shareholding, directors, ownership in last 18 months
All parties are Australian citizens or have permanent residency
Have no outstanding tax
Have clean credit
Note, this is a pilot programme and is very early stage. At this stage it is only open to Sydney customers.

This programme is based on a Low Doc Commercial basis.

However, you will be required to produce BAS statements, management accounts (eg myob),, and a clear tax portal to show no outstanding tax.
Of course you will need to provide ID, draft contract of sale etc. and any applicant must demonstrate servicing.
